Your roof is among the parts of your home most exposed to the weather’s harsh elements. No matter how durable your roofing is, time will come that it either reaches its lifespan or sustains damages from bad weather. How do you know when it is time to replace your roofing? And, what do you look for to determine whether your roof needs replacing?

Consider the Age of the Roof

First, take into account the age of your current roof. Then consider that the average lifespan of a roof is between 20 and 25 years. Also consider the roof’s composition. How many layers comprise the present roof? If your roof-work history involves layers over other layers for more than the past 20 years, then it’s probably time to install a new roof.

Check the Shingles

Curling, buckling, and missing shingles are also an indication that you need a new roof. Inspect the part of the roof that receives direct sunlight to see whether the shingles are losing granules or curling. This could mean that that roofing system is either becoming defective or reaching the end of its service life. The same goes for loosened shingle tabs; check to make sure that they are all intact.

Inspect Roof Valleys

One of the most obvious signs of needing a new roof is when shingles in the valleys start to fall apart. Know that valleys are an essential part of your roof that effectively direct rain and snowmelt into the gutters. Defective valleys can lead to roof leaks, requiring immediate attention from homeowners.

Search the Attic for Spill Light

Go into the attic to see if daylight is coming through the roof boards. This indicates that your roofing may be exposed to leaks. Moisture in the insulation is another sign of defect, while the feel of a trampoline bounce on the roof could indicate a decking problem. If left ignored, these problems can worsen and pose not only inconvenience but further expense than if addressed quickly.

Following these tips will help you determine the condition of your roofing system. Remember that it’s better to invest in a new one when necessary than to keep making minor repairs that won’t last if your roof’s integrity has already expired. Ask a reliable roofing contractor in Schaumburg for expert advice before making a decision.
